Blueprints AI Unveils Software That Drafts Full Building Plan Sets
Bootstrapped startup Blueprints AI showed a new version of its software that generates architectural, structural and MEP drawings together and checks them against local codes.

On Monday, Oct. 12, 2026, TechCrunch reported on Blueprints AI, a bootstrapped startup from Santa Monica, California, that says its software can produce construction documents for permits in minutes. The company is showing the second version of its product at TechCrunch Disrupt, which runs Oct. 13 to 15 in San Francisco, where it is exhibiting as part of the Startup Battlefield 200.
What happened
Blueprints AI was officially incorporated in 2025. TechCrunch describes it as bootstrapped.
The first version of its software turns a 2D sketch or PDF into architectural construction documents, the detailed drawings needed to get a building approved and built. The new Version 2 goes much further. It generates plans for architecture, structural, mechanical, electrical, plumbing and interior design at the same time. When a user makes a design change, the whole project updates and is checked against local building codes. TechCrunch reported that Version 2 would be publicly available the week of the article and that early customers are already using it.
A third version is in development and will add structural analysis and electrical panel design.
The company was co-founded by Al Dram, who studied architecture at the University of Tehran and opened his own design-build firm, Drams Design-Build, in 2018, adding a construction business in 2021. His co-founder, Coco Cao, is a data scientist from Hong Kong who serves as chief commercial officer. According to TechCrunch, the models were trained on eight years of approved drawing sets from Dram's firm.
Licensed professionals still review the documents and add their official seal before anything is submitted for a permit.
Pricing for Version 1 ranges from $3,200 to $8,500 per month depending on the plan, with custom pricing for larger firms. TechCrunch reported that the company may add a one-time flat fee for single projects. Its customers are architecture, engineering and design firms, as well as developers and real estate owners.
"It will make better spaces for people because now architects have the time to design," Dram told TechCrunch.
Why it matters
Drafting a full set of construction drawings is slow, detailed work, and it involves several specialties that each have to line up with the others. A change to a wall can affect structure, wiring and plumbing. Software that keeps all of those drawings in sync and checks them against code could save firms a great deal of time.
There is also a wider lesson in how this company was built. Its founder spent years running an architecture and construction business, and the training data came from that real work. Deep knowledge of one industry, plus a clear, expensive problem, is a strong base for an AI product.
What this means for founders and builders
Blueprints AI is a good example of the "vertical AI" approach: instead of building a general tool, it serves one industry deeply. A few lessons stand out:
- Use what you know. Your own industry experience can be your biggest advantage when building software.
- Keep experts in the loop. Requiring a licensed professional to review and sign off builds trust and fits how the industry already works.
- Price on value. When software saves firms many hours of skilled work, customers will pay a meaningful monthly fee.
- You can start without investors. The company built and sold its product while bootstrapped.

The bottom line
Blueprints AI is betting that AI can take on much of the drafting work behind building permits while licensed professionals keep the final say. Built by a founder who knows the industry firsthand, it shows how focused, industry-specific AI products can win paying customers even without outside funding.
